General Rules and Regulations
This section provides information regarding
general rules and regulations of Brighton Marine Health Center
Tenants and employees of Brighton Marine Health
Center are required to follow all rules and regulations of the property.
Any person(s) who refuses to
follow policies and procedures is subject to possible revocation of the
property.
Window
Treatments
Tenants shall not place anything against or near glass partitions,
doors or windows that may appear unsightly from outside the premises.
Tenants shall be held responsible
for any damages to the glass coating within the premises.
Any items other than building
standard blinds such as curtains, shades, screens, hanging plants or
other similar objects attached to or used in connection with any
windowsill, which are visible from the exterior of the premises, are
prohibited. It is suggested
during the summer months that you keep all blinds in a fully closed
position.
The sidewalks, entrances, halls, corridors, elevators and stairways of the building shall not be obstructed or used as a waiting or lounging place by Tenants, their agents, employees, invitees, licensees or visitors. Tenants shall not place or permit any obstructions, refuse, merchandise, or displays in such areas. No flyers, posters, information etc. may be placed in the building on bulletin boards, security office windows or any other common area by Tenants. The corridors, passages, exits, entrances, elevators, and stairways are not to be propped open. Brighton Marine Health Center reserves the right to control and attempt to prevent access thereto of all persons whose presence, in the judgment of BMHC, would be prejudicial to the safety, character, reputation and interest of the building(s). BMHC shall in all cases retain the right to persons with whom any tenant normally deals in the ordinary course of its business, unless such persons are engaged in illegal or unlawful activities. Access to the roof is strictly prohibited by any tenant, employee, and/or invitees.
Cleanliness
Tenant shall not exhibit carelessness or indifference to the good order and cleanliness of the premises.
Closed Circuit Television
Brighton Marine Health Center is operated under 24 hour closed circuit television system. Any Tenant who wishes to request access to video surveillance must contact the Security Supervisor.
Energy Efficiency
Tenant shall not use any method of heating or air conditioning other than that supplied by BMHC. Further, Tenant shall not waste electricity, water or air conditioning and agrees to cooperate fully with BMHC to assure the most effective operation of the Building’s heating and air conditioning systems.
Solicitation
Tenant shall not make any door-to-door solicitation of business to
any other Tenants in the building. Nor
shall Tenants conduct any solicitation in the common areas.
Solicitation is strictly
prohibited on Brighton Marine Health Center property.
Electronic
Devices
Tenant shall not install any radio or television antenna,
loudspeaker or other devices on the property, without the written
authorization of Brighton Marine Health Center, Inc.
Trash Disposal
Tenant shall store all trash within the premises in appropriate
receptacles. Tenant shall leave
trash for janitorial services to dispose of.
Tenant shall not leave trash in
common areas.
Prohibited Uses
The premises shall not be used for the keeping of any bicycles (unless
on provided bicycle racks), motorcycles (unless in valid parking space
with adjacent parking permit), or animals.
The premises shall not be used for lodging or for manufacturing
of any kind; nor shall the premises be used for any improper, immoral or
objectionable purposes. No
cooking or heating of food is permitted on the premises, except in
microwave ovens and equipment for brewing coffee, tea, hot chocolate and
similar beverages. Alcoholic beverages or
consumption of alcoholic beverages on the
premises is prohibited. No portable heating devices are allowed in any area
of the building. Tenant shall
not install, maintain or operate on the premises any vending machines
without the prior consent of Brighton Marine Health Center.
This rule excludes those who have
received authorized permission from Brighton Marine Health Center, Inc.
Safety
Procedures
Tenant shall comply with all safety, fire protection and evacuation
procedures and regulations established by Brighton Marine Health Center
or any governmental agency.
Tenant Kitchens
No food items are to be left on counters, desks, tables, etc. at the
end of a Tenant’s business day. All
food must be placed in refrigerators or placed in appropriate
receptacles. This procedure is followed in order to prevent a pest
infestation in the building. When
any food deliveries are made to a Tenant’s building(s) or office(s), the
Tenant is responsible for ensuring that no food or beverages are spilled
in the corridor, lobby or in the elevator. In the event of spills, the
Facilities Department is to be notified immediately.
Tenants are responsible for all
damages that occur.
Those who use the microwave ovens or equipment for brewing coffee, tea,
hot chocolate or other similar beverages must remain present during
cooking. Tenants are required to
take all precautions in order to ensure accidental fire does not occur.
Tenants are responsible for all
employees who choose to cook in Tenant Kitchens.
Any false fire alarm or cause of
fire due to carelessness and refusal to monitor cooking will result in
an assessment of costs incurred by the landlord to address the alarm.
Any appliance must be plugged into a power strip provided by
BMHC.
Observance
of Rules
Tenant shall be responsible for the observance of all of the
foregoing Rules by Tenant’s employees, agents, clients, customers,
invitees, and guests.
